The assets situated in Buckinghamshire, Bedfordshire, and Cambridgeshire vary in worth from approximately £2 million to £6 million. They encompass a research and development center in Tilbrook, famously recognized as the base for Formula One's Red Bull Racing team.
Tilbrook 36, a property spanning 36,067 square feet located on Sherbourne Drive in Milton Keynes, has been sold by a private investment firm. The buyer is an undisclosed business from Milton Keynes, which operates within the tech industry and requires additional space as it expands.
The valuation was nearly at the £6 million asking price. This asset comprises a standalone warehouse or industrial structure accompanied by a yard and parking space, all situated on approximately 1.86 acres of land.
The warehouse comprises two sections, with office spaces located on both the ground and first floors, overlooking Bletcham Way (A4146). Kirkby Diamond operated alongside Brasier Freeth as co-agents.
Eamon Kennedy, who serves as the senior partner and leads the industrial & logistics division at Kirkby Diamond, commented: "This year has begun remarkably well for us, having completed four transactions amounting to more than £12 million."
The indicators are quite promising for the remainder of 2025 as companies remain highly eager to invest in industrial and warehouse real estate. Areas such as Milton Keynes, Luton, and various other towns and cities within the vicinity are particularly desirable spots. Given that freehold options continue to be fairly uncommon, they generate considerable attention whenever they become available.
The Staubli House located on Presley Way in Milton Keynes was purchased by a nearby investor. This individual then asked Kirkby Diamond to advertise the property for leasing purposes. Spanning 11,705 square feet, this space opened up because Staubli UK – an engineering firm collaborating with Formula One teams – decided to move out. They engaged Kirkby Diamond to handle the sale of their building’s freehold without disclosing the specific asking price.
The sizable standalone building, which combines elements of technology and research & development facilities, occupies a 1.05-acre site. It features an imposing gallery-style entrance hall complete with ground-floor storage space, a loading bay, and zones for manufacturing and packaging activities. Additionally, it includes various predominantly open-concept as well as private offices on the upper level along with a spacious conference room.
In the meantime, a large standalone industrial warehouse property spanning 35,000 square feet located on Forge End Road in Eton Socon, St Neots, was snapped up before being officially listed for sale. The purchase price was close to the £3 million asking price. This facility will now be used as an automobile collision repair center after being bought by One Insurance Limited.
According to Paul Quy, who serves as Kirkby Diamond’s industrial & logistics partner and leads their Milton Keynes office, the property was sold for significantly more than the £2 million estimate provided by regional agents.
"This is a deal we're especially delighted about. We not only secured an offer significantly higher than the valuation provided by local agents for our client but this transaction also marks the biggest sale of a singular property within the Oxford and Cambridge Arc area over the past twelve months," stated Paul.
In Houghton Regis and Dunstable, Eamon Kennedy brokered a deal where a 22,000 square foot industrial unit was sold for nearly £2.75 million, which was close to the asking price.
Kolbus House, a standalone property located on Blackburn Road, has been sold on behalf of the engineering firm Kolbus UK to a nearby business owner who requires extra room for their growing enterprise. This facility features office spaces spread across the ground and first floors, including an added mezzanine level. It also offers ample parking and loading areas, all situated within a securely enclosed compound.
The most recent transactions have been handled by Kirkby Diamond’s industrial and logistics division. Situated with offices conveniently placed inside the M25 boundary and alongside the M1/A1 and M11 routes, this group brings together extensive local knowledge and broad regional coverage. Their integrated approach enables them to offer bespoke guidance to institutional investors, landlords, developers, and tenants alike, thereby establishing Kirkby Diamond as a leading consultancy firm in the area.
